Market Snapshot
The national garage condo market enters summer 2026 with more institutional validation. CBRE’s golf and resort group is now performing formal valuations of motorsports club properties, JLL Capital Markets arranged repositioning financing for San Diego’s Grand Prix Auto Club, and PwC/ULI’s Emerging Trends report formally recognizes storage condos as an investment segment. Florida pricing tells the demand story: average price per square foot is up roughly 55% since 2021 ($246 to $381/SF), with resales commanding a 27% premium over new construction.
Geographically, Florida leads with 68 tracked developments, followed by Minnesota (61), Texas (48), Colorado (45), and Arizona (40). Arizona has the deepest 2026 construction pipeline with nine projects under construction or in pre-construction adding 500+ new units while genuinely new markets opened this spring in the Ozarks, coastal South Carolina, and Connecticut’s first trackside project.

P1 Motor Club (Port St. Lucie, FL) — The $200M, 650-acre flagship confirmed Phase 1 garage townhomes sold out more than a year before its 3-mile Treasure Coast Circuit opens later in 2026. 240 of a forecasted 500–600 members have signed, with initiation fees around $190K and units starting at $1M. The Motor Enclave Sarasota (Sarasota, FL) — Groundbreaking confirmed for this month (June 2026). The $20M, 59-unit project on 4.8 acres offers four unit tiers from 796 to 3,336 SF, priced high-$400Ks to $1.3M, with summer 2027 completion. Sister property Motor Enclave Tampa generated $80M in 2025 revenue which is proof the event-venue-plus-condo model works.
Naples Auto Vault (Naples, FL) — Lutgert Companies’ project is in vertical construction; Building 1 targets Q3 2026 delivery, full Phase I by Q4. Units ~1,000–3,000+ SF from $850K.
Revault Miami (Miami, FL) — Q2 2026 groundbreaking expected in Little River after Newgard Group’s $8.2M land buy. 16 units, 22-ft ceilings, vehicle stackers up to 9 cars per unit, indoor padel club. Mid-2027 completion.
Motor District Private Garages – Mt. Pleasant (Awendaw, SC) — The Johns Island operator’s second Charleston-area campus: 36 deeded units of 1,000–2,000 SF at $299K–$395K. Nearby, The Vault Motor Condominiums (Mount Pleasant, SC) held its grand opening May 30 with all 29 units leased before the doors opened.
MARQUE Collection Suites (Rogers, AR) — Phase 1 down to ~10 of 56 units ($395K–$1.2M); a 20-unit townhome-style Phase 2 breaks ground fall 2026. NASCAR Hall of Famer Mark Martin owns units here.

Big Lake Car Condos (16975 198th Avenue, Big Lake, MN) — Phase 4 launches this summer with early-bird pricing from $169/SF which is one of the most accessible entry points in the Twin Cities market.

Luxe Corsa Car Condos (Lake Zurich, IL) — 40 of 121 luxury auto suites pre-sold ahead of spring construction launch; end-2026 occupancy targeted. ~1,860 SF from $549K and ~2,430 SF from $699K, plus a bourbon bar, 8,000 SF event space, and on-site luxury car dealership.
Motor District (Westfield, IN) — Building L, the final phase of the $40M, 150-unit flagship, is under construction. All 26 original units sold; Superformance is planning a retail presence on campus.
Midwest FlexSpace Lakeville (Lakeville, MN) — Building 1 of 4 complete, Building 2 framing underway on the ~98-unit campus. Full completion targeted by end of 2026.

Hideaway Haus (Bullhead City, AZ) — A limited collection of luxury garage condos from $360,000, minutes from Route 66, open off-road trails, and Lake Mohave. Every unit includes climate control, kitchenette, full bathroom with shower, washer/dryer, RV-amp outlet, and 24/7 secure access.

Maranello (Plano, TX) — New entry and a statement project: 79 deeded condos of 1,000–2,000 SF at ~$650/SF ($650K–$1.3M+), a 13,000 SF two-story lounge, and a 60,000 SF open-air concorso. ~20% pre-sold before construction; opening spring 2026.
T11 COTA Car Community (Austin, TX) — First sales confirmed at the $350M, 175-unit project at Circuit of the Americas’ Turn 11, priced $525K–$2.5M with two guaranteed COTA track weekends per year.
Dominion Motor Club – Second Location (San Antonio, TX) — New entry. ~50 units of 1,031–1,700 SF on 4.5 acres; $5K reserves a unit, completion ~February 2027. Shavano Garage Condominiums across town soft-opened in December with roughly two-thirds of 39 units sold from $269K.
Finish Line Auto Club Scottsdale (Scottsdale, AZ) — New entry and the California operator’s largest project: 200,000 SF campus which includes 140,000 SF of deeded condos plus a 60,000 SF storage tier. Groundbreaking mid-2026, opening Q1 2028.
Toy Barn North Scottsdale (Scottsdale, AZ) — 64-unit Phase 1 (98,000+ SF) opens reservations at $510K–$625K with a rooftop members lounge; the brand will have eight Valley locations by year-end.
Regional Spotlight: Florida
Florida is the deepest garage condo market in the country with 68 tracked developments. May brought rare mainstream validation: Florida Trend’s “They Can’t Drive 55” feature put hard numbers behind the asset class, led by Motor Enclave Tampa’s $80M in 2025 revenue, driven largely by its 42,000 SF event space. Developer Brad Oleshansky confirmed that condo sales alone underwrite total development cost and the events business is upside.
The price trajectory is the story for investors. Florida’s average price per square foot has climbed from $246 to $381 since 2021 (+55%), with South Florida averaging ~$486/SF and Tampa ~$415/SF. Resales trade at a 27% premium to new construction, and 2024 transaction volume reached $159.9M across 594 unit sales.
The pipeline matches the pricing. P1 Motor Club’s sold-out Phase 1 and 2026 track opening anchor the Treasure Coast; Sarasota has Motor Enclave’s June groundbreaking plus Luxe Dream Garage’s 70-unit Phase 2 (Phase 1 fully reserved before groundbreaking); Naples adds Jetport Motor Suites’ Phase 1 deliveries and Naples Auto Vault’s vertical construction; and Miami gets its first stacker-equipped luxury project at Revault.
Industry Trends
Institutional capital has arrived. CBRE’s golf and resort group is now formally valuing motorsports club properties, JLL arranged repositioning financing for Grand Prix Auto Club San Diego through Western Alliance Bank, and PwC/ULI’s Emerging Trends 2026 recognizes storage condos as an investment segment. The typical buyer profile is that ~1 in 10 American households has an average net worth $1.6M+ and financing available from by national lenders.
Pre-sale velocity keeps accelerating. P1 Motor Club sold out Phase 1 a year before its track opens. MotorCave Suites in Barrington, IL took commitments on 25 of 37 units within 10 days of a quiet pre-launch. Stables Motor Condos in Braselton, GA reserved ~$2M in its first five weeks. Demand is consistently outrunning supply in track-adjacent and affluent-suburb locations.
The amenities arms race is now table stakes. Maranello’s 13,000 SF lounge and open-air concorso, Luxe Corsa’s on-site dealership and bourbon bar, Revault’s padel club, Toy Cave Houston’s F1 simulator, and Skip Barber Racing School’s partnership with Stables Braselton show clubhouses and programming have shifted from differentiator to requirement at the premium tier.
Branded operators are scaling multi-site playbooks. Motor Enclave (Tampa → Sarasota → Orlando), Toy Barn (8 Arizona locations by year-end), Motor Vault (4 Valley sites), Finish Line Auto Club (4 locations plus Scottsdale), Garages of America (DFW, Austin, Houston), and Motor District (Indiana → two Charleston-area campuses) are converting one-off projects into repeatable regional brands.
